We have introduced more flexible terms for bookings made only directly with us. This will allow you to modify your reservation up to 72 hours before the arrival date. You will be able to:
- Transfer your break to a new date in 2020 or 2021 subject to availability.
- If you are unsure of any future dates, we can apply your original booking payment against a future date.
- Cancel your booking and receive a full refund.
Should UK Government advice significantly change in the 3 days prior to arrival, we will reactivate the Guarantee for you.

Important Note: Reservations made on other booking platforms will be subject to their general conditions and are likely to incur charges. Booking direct gives you better prices as well as being in direct contact with the owners.
We will not be taking back to back bookings, there will instead be a minimum of 72 hours between departures and new arrivals and during that time properties will be thoroughly aired for at least 3 hours and a strict and very thorough cleaning regime is also in place.
These two great self catering properties are situated in Ipswich Suffolk and are within walking distance of the train station and town center.
The apartments are available for adults only over the age of 35 and we have a non-smoking, no children and no pet policy.
